Five Important Details That a Real Estate CRM System Tracks

Customer relationship management, or CRM for real estate, is a helpful piece of technology that allows an agency to manage all of the data that it collects. CRM systems make it easier to market to existing customers and to people who have made contact or expressed interest in buying, renting, leasing or selling a piece of property, building or home. In particular, CRM for real estate keeps track of these five important details about each customer or transaction.

1. Status of the Client

CRM systems made for real estate are able to track the status of a client. For example, the system could be coded to account for a client who is actively searching for a house to buy or who has a house to sell. The CRM system could also be set up with coding for transactions that are in process or transactions that have been recently completed.

2. Listing Price or Budget

CRM for real estate can also include a field or multiple fields for listing prices. If a house or piece of property has not received offers at the listing price, the software could be set up to trigger a price drop at a time and rate specified by the client. For example, a house that has not received an offer after 14 days could have the CRM system set up to drop the asking price by 1 percent. For people searching for a house or property, the CRM system could have their maximum price contained so that properties matching their budget could be sent to them in an automated notification.

3. Location Requirements

CRM systems can also track location requirements. Most people have a specific location in mind when buying a house or property. The CRM could include the postal code or another piece of data that tracks general location. Another field could add in an acceptable radius, such as a postal code plus places that are within 10 kilometers of that postal code.

4. Size Requirements

When a person is searching for a house or property, size is a common requirement. The CRM system could have fields for total square meters of space for a house or hectares for the size of the property. There could also be fields for the number of bedrooms and the number and type of bathrooms in a house.

5. Type of Property

Most buyers and sellers have a particular type of property in mind. For example, some people might only want to consider single-family, free-standing homes. The CRM system would allow the real estate agent to enter acceptable property types and trigger notifications to the client when they're available.
